How to Rent a Home

APPLY AND QUALIFY
We use a step-by-step process to review every application. This process is handled through our screening partner, Findigs.com.

​1) Apply Online​​​​
Before you apply online, read the requirements below to confirm you qualify.
Then, click APPLY NOW in the listing and follow the steps.

2) Identity Verification
You must upload:

A valid photo ID

A selfie that matches the photo on your ID

3) Credit Verification
Your deposit depends on the lowest credit score among adult applicants:
-
650+ → deposit = 1 month's rent
-
600–649 → deposit = 2 months' rent (pay 1.5 month now; rest over 5 months)*
-
500–599 → deposit = 3 months' rent (pay 2 month now; rest over 10 months)*
-
Below 500 → Declined
-
No score → 2× rent

4) Collections & Bankruptcy
Declined if you have:

Open bankruptcy (closed is okay)

Money owed to a landlord or utility
-
$1,500+ in other collections (medical bills don’t count)
Charge-offs may still be approved, but deposit may go up by 0.5× rent.

5) Income Verification
Combined net monthly income of all lease signers must be at least 2.5× (two and a half times) the monthly rent. Income can be verified by:

Linking your payroll account

Linking your bank account

Uploading approved documents (3 most recent paystubs)
If you're self-employed and use a business bank account, you must prove ownership. If you own only part of the business, your income is adjusted accordingly.
Accepted documents include:

Paystubs (must cover at least 56 days)

Personal bank statements (2 months)

Self-employed bank statements (6 months)

Social Security or disability award letters
-
Court-issued child support or alimony documents
-
Leave and earnings statements

Pension or 401k distribution letters

Valid offer letters (job starts within 45 days and verified with employer)

Financial aid letters (with proof of enrollment and housing allocation)

Recent bank statement showing total liquid assets (used to estimate income over 12 months)
Business-only bank statements and unverifiable documents will not be accepted. If anything is missing or unclear, we may ask you to upload more. If you don’t respond within 72 hours, your application may be denied.
If you do not receive a W-2 from your business, you will need to submit a business tax return showing net income of more than 2.5 times the rent.

If your income is below the requirement and you are a student, we may request a guarantor who meets separate income and credit standards. See below.

Guarantor/co-signer policy:

The guarantor must have a credit score of 700 or higher

The guarantor must show net income of 4× the rent

The guarantor must apply and pass eviction, criminal checks, and all other requirements

6) Criminal Verification
We check criminal records for every applicant. We do not have a rule that says “no criminal activity.” Instead, we look at each situation carefully and consider:

What the crime was and how serious it was

How long ago it happened
-
Whether it affects the safety of people or property
-
Whether you’ve shown signs of change or improvement
-
Whether it could make you a risk to the home or the neighborhood
In most cases:

We focus on the last 5 years for non-violent crimes
-
We focus on the last 7 to 10 years for violent or serious property crimes

7) Eviction Verification
Any eviction in the last 7 years = declined.

8) Rental History
We contact your previous landlords to confirm that you paid rent on time and didn’t leave damage or violations behind.​​

9) Pet Verification

If the home allows pets, it will be written in the listing: Available Rentals

If the home does not allow pets, submit this form: Pet Policy Change Request
-
All pets must be added to your account before they are allowed anywhere on the property. This includes the home, yard, driveway, and visiting pets.

General Pet Policy
-
Approval required (including visiting/guest pets): All pets must be approved by Management before the pet is allowed anywhere on the property (including the front yard).
-
Tenants are responsible for all pets that visit, regardless of duration.
-
Pets must be at least 1 year old and house-broken (as applicable).
-
Pets must be spayed/neutered and vaccinated.
-
No breeding.
-
Prevent odor, infestation, stains, and damage; resident pays for all pet-related repairs/cleaning.
-
Dispose of pet waste daily (inside and outside).
-
Do not leave pet food/water outside if it attracts other animals.
-
Excessive noise complaints can result in permission being withdrawn and the pet must be removed.
-
Proper disposal of deceased pets; no burial on the property.
-
Pet rent may be added mid-lease if a pet is acquired mid-lease.
-
Undisclosed Pet: If a pet is allowed by the property policy but is not approved/added first, a $100 lease violation will be charged and the pet must be added/approved. Please be honest and add your pet. Our maintenance team may observe an unapproved pet during routine service visits, which can trigger the undisclosed pet process.

Cat-specific requirements

Cat pet rent: $49 per cat, per month + $5 billing fee per pet rent charge.

Cats must be allowed by the property’s pet policy.
-
Maximum cats per home: 2
-
Litterbox must be cleaned daily.
-
Cats must be capable of using a cat door if present/required by the property.
Dog-specific requirements
-
Dog pet rent (per month, where dogs are allowed): $29 for 0-29 lbs, then add $10 for each additional 10-lb range (30-39 lbs = $39, 40-49 lbs = $49, etc.) + $5 billing fee per pet rent charge.

Maximum dogs per home: 3
-
Unacceptable dog breeds (including mixes containing any amount): Akita, Alaskan Malamute, American Bully, American Staffordshire Terrier, Cane Corso, Chow Chow, Dobermann, Husky, Mastiff, Pit Bull, Rottweiler, Wolfdog.

Many homeowners insurance carriers do not allow these breeds, so we take this seriously.

Dogs must be capable of using a dog door if present/required by the property.
-
Dogs must be crated during maintenance if the tenant is not home to monitor the dog.
-
Puppy pads are not allowed as a standard means of pet waste control.
-
Leash/control: Dogs must be leashed and under control outdoors unless they are in a fully fenced backyard.
-
No tethering/unattended: Dogs may not be tethered or left unattended outside except in a fully fenced backyard.
Other pet types
-
Approval is not required for up to 3 other pets, provided they are kept responsibly and do not cause damage or odor to the property (mammals, reptiles, birds, fish, insects, arachnids, etc.).

Pet rent does not apply to other pet types.
-
Resident is responsible for any damage caused by other pet types, including aquarium leaks.
-
Aquariums: Aquariums under 10 gallons are allowed. Aquariums over 10 gallons require prior approval.

Not allowed: Poisonous species; exotic animals, farm animals, or livestock; dangerous animals; any pet with a bite history; any pet declined by insurance for any reason.

10) Final Decision & Next Steps
We calculate how much rent you're approved for and email the results.

Your approval email will state the rent amount you are approved up to. Click the link to request a lease for the home you want.

We will create your AppFolio account and send another link to create your password, sign the lease, pay the deposit, and pay rent if the home is vacant.

FREQUENTLY ASKED QUESTIONS
​
Alarm systems
To reduce rental scams, we now install alarm systems in vacant homes. Alarms are connected to a central monitoring station that notifies the police and our local coordinator. To tour a vacant property, call our office and we’ll give you the keys for a self-guided tour. A valid government-issued ID is required.

Can you hold the home if I pay a deposit now and move in a few weeks?
-
If the home is vacant, we cannot hold homes without collecting rent.
-
If the home is occupied, rent isn't due until the current tenant moves out.
Can you lower the rent?
We do not negotiate with individual applicants because that is not fair to other applicants. You can rent the home at the advertised rent, or you can wait to see if the owner lowers the rent in the future. If lowered, the rent amount will be updated on our vacancies page, so it's fair for all applicants.
Do I have to pay the deposit + first month’s rent?

VACANT HOMES: Yes, but we prorate the first month. Next month, rent will be a full payment and is due on the 1st for all tenants.

OCCUPIED HOMES: The same applies, but you don't have to pay the rent until the lease start date.

Can I rent a home without taking a tour?
Yes, but it’s strongly recommended for your happiness. Homes are rented as-is. Once you sign a lease, you're locked in. We do not make cosmetic repairs or adjustments after you move in. Make sure you’re fully comfortable with the home in its current condition before you commit. Touring before applying is the best way to avoid surprises. If the home is still occupied, you can wait for it to go vacant and schedule a self-guided tour, or apply to get pre-approved and request a private tour when it becomes available.

Do I need to apply for each property I like?
No. Apply for any property. If you change your mind, we will just change the property in our system.
Do you accept Zillow or any other rental applications?
No. We do not accept Zillow applications. We only accept applications submitted through the APPLY NOW button on our vacancies page.
How do I address something that shouldn't be on my background check?
We are not authorized to discuss the information on your screening report. If you have questions, please contact:
How do I pay the deposit?

After you sign the lease in AppFolio, you can pay by check, debit card, or credit card through AppFolio.
-
You can also print a Cash Payslip from AppFolio and pay at a participating location.
-
We will never ask you to pay us directly by cash, Venmo, Cash App, wire transfer, money order, cashier’s check, etc.
How do you keep my info private?
We use AppFolio, a major property management software company with strong data security protocols.
How to prorate during a move-in

Divide the rent by the number of days in the month to get the daily rent amount.

Count the number of days from your lease start date through the end of the month.
-
Multiply the daily rent amount by that number of days.

Is the security deposit refundable?
Yes. We regularly issue full refunds. When you move out, make sure all bills are paid, the home is clean, and any damage is repaired. We have a tenant checklist so you know exactly what to do.
My spouse works but I do not, what do I put on the application for my employer?
You're not required to have a job if your spouse satisfies the income requirement. Just enter "Unemployed" when completing the application.

What is the minimum lease term?
All new leases are annual. If you need a rental for less than a year, you can use the Mid-Lease Move-Out process. You’ll pay a one-month fee to start the process, and we’ll market the home to find a replacement tenant. Once the new tenant starts paying rent, you stop paying.

What to do if you're caught up in a rental scam
Call the police. The info you provide to the police may help prevent someone else from losing money. Unfortunately, all we can do is educate. We hope people read this page and watch out for scammers.
When is the deposit due?
To reserve the home, you must pay the deposit when you sign the lease. You have until the end of the day after the lease processing call to sign & pay. If not paid in full by then, the home is offered to the next approved applicant.
Which credit bureau do you use?
They have been using TransUnion but that may change, so we recommend you ask Findigs:

​Working from home
The only work that may be done from home is office-type work, such as sales, clerical work, data processing, and computer work.

LEASING

Once you are approved, you'll get a login to the tenant pages so you can read How We Do Things.

Then, if you want to proceed, click the link to request a lease.

You’ll have until the end of the next business day to sign and pay.

MOVE-IN​
Once you sign a lease and pay the balance due, we will dispatch a maintenance tech to:

Verify the maintenance checklist was completed

Complete a move-in inspection video
-
Install a move-in lockbox on the front door
When this is completed, our system will email you that your home is ready. You can pick up the keys and move in any time after you get that email.

RESIDENT BENEFITS
We automatically enroll all new tenants in Resident Benefits to help protect your wallet. A key benefit is $250 per quarter in accidental damage protection. This may help cover things like damaged blinds or other accidental damage. Professional repairs can be expensive, so this benefit can save you money.

Vacant Homes = Self-Guided Tours​
If the rental ad says the home is available now, call our office between 9:00 AM and 2:00 PM, Monday through Friday, and we’ll give you the keys for a self-guided tour. Bring a valid government-issued ID. Keys must be returned the same day.
Occupied Home = Private Showing
The available date is listed in the rental ad on our vacancies page. You have two options:

Click Contact Us to join the waiting list, and we’ll text you when the home is ready for self-guided showings.

Click Apply Now to get pre-approved, and we’ll meet you at the home for a private in-person showing.
