Payment Terms and Conditions

Due within 72 hours of booking:

To secure the reservation GUEST must pay:

  • $59 Reservation Processing Fee

  • $500 Security Deposit

  • Payment processing fees (charged by the payment processing company)

Due three (3) months before check-in:

The balance of all charges listed on the Reservation Cost Estimator will be billed to your online portal at the time the reservation is processed, however it is not due until three (3) months prior to check-in: 

 

How to pay:

Payments must be made in the GUESTS AppFolio online portal by check, debit or credit card. MANAGER does not accept payments of any kind by mail or in the office.

Non-Payment of balance due: 

If not paid at least two (2) months prior to check-in:

  • The reservation will be canceled.

  • The five hundred ($500.00) dollar Late Fee will appear in AppFolio which is the charge that offsets the Security Deposit to make the deposit non-refundable.

  • MANAGER is allowed to relet the Property.

 

NSF (Non-Sufficient Funds)

If GUEST'S payment is dishonored, dishonored payments will be subject to the greater of 5% of the payment amount or a $25.00 NSF Fee as additional rent. This includes entering incorrect banking info when you pay. Double check the numbers before you click to pay.

Processing Fees:

  • Reservation processing fee is non-refundable.

  • Payment processing fees are non-refundable.

 

$500 Security Deposit:

  • The $500 deposit is refundable if the guest completes their stay, pays all bills, and returns the home in the same condition as received during check-in.

  • If you need to cancel your reservation, please submit a cancellation request form found in the Request Form Library under the MONTHLY RENTALS tab on our website.

 

Cancellation Terms:

  • Cancel Request Within 10 Days of Booking: The $500 deposit will be refunded via eCheck, provided the reservation is not for a check-in date within sixty (60) days of the booking. Guests must enter their eCheck information to receive the payment.

  • Cancel Request More Than 10 Days After Booking: A $500 cancellation fee will be applied, making the deposit non-refundable.

Peak Season Chronological Booking

  • During the peak season (January, February, and March), rentals must be booked in chronological order. Specifically, January must be booked before February or March, and both January and February must be booked before March. 

  • Outside of the peak season, you may book any available month in any order.

Transferring your reservation to another home

  • If the GUEST wishes to transfer to a new home, please submit the request transfer request in the Request Form Library under the GUEST tab on our website. A one hundred ($100) dollar processing fee will apply and must be paid prior to the transfer.

  • Transfers are not permitted within sixty (60) days of check-in.


Reservation Request

We handle reservations on a first-come, first-served basis during business hours. Once we process your request, we'll email you a link to our online portal. There, you can agree to the terms and conditions and pay your deposit. Three months before check-in, you'll pay the remaining balance in the same portal.
