#1 Unlicensed Activity
You are not a real estate agent. That means you cannot help with:
Quote rent amounts
Quote deposit amounts
Lease terms or dates
Applications
Property rules
If someone asks, say: “Sorry, I’m not a licensed agent, so I can't legally answer that question, but the info is on their website.”
Behavior
Be polite. Never use bad words in front of tenants, owners, or vendors. Never park in front of a rental until you're ready to talk with the tenant. Park somewhere discreet.
Calling tenants, owners, vendors
Never use your cell phone to call a tenant, owner, or vendor without blocking your number.
Block your number by entering *67 before the entire phone number.

Note that there is a 1 + area code.
Children
Never enter a home unless an adult age 18 or older is present.
Furniture
Never move customer furniture. Ask the tenant to move it themselves if access is needed.
Guests
Don’t bring guests to any rental property.
Jobsites
No smoking, eating, or drinking anything other than water at properties we manage.
Maintenance Only
Only do the work that was already approved by management. If someone asks for more work, say: “Sorry, I’m only allowed to do the repairs that were already approved." Then tell them to submit their maintenance request in AppFolio.
If the work they described is something that you can accomplish without leaving the property for materials, once the tenant submits the maintenance request, you can call the maintenance coordinator for approval.
Music
No playing music on speakers at a property.
Phone Numbers or email
Do not give out any of our cell number, direct office phone, or email addresses. All callers must call the office. Vendors have their own private office phone #.
Speakerphone
Don’t use speakerphone near others unless you tell the person on the call that someone else can hear them.
Taking Messages
Never take a message for us. Tenants, owners, and vendors must call us direct.
Tools & Equipment
Always take your tools with you. Never leave tools or equipment behind. If you leave them and they get lost or damaged, it’s your responsibility. Manager is not responsible for lost or stolen tools.
