Reservation Terms and Conditions

Peak Season Chronological Booking

During peak season (January, February, and March), rentals must be booked in chronological order. In other words, January must be booked before February or March, and January and February must be booked before March.

Cancellation Policy

  • Processing fees are non-refundable.​

  • To cancel, submit the form below.

  • The following cancellation terms apply:

    • 3 months or more before check-in: The security deposit is fully refundable, and rent charges will be reversed.

    • Less than 3 months before check-in: The security deposit, rent, and taxes paid are non-refundable.

  • Trip insurance is strongly advised due to the strict cancellation policy.

Check-in & Checkout Dates

  • Check-in for all months is on the 1st of the month at 4:00 p.m.

  • Checkout is always on the last day of the month at 10:00 a.m.

Payment Deadlines

  • Within 72 hours of booking:

    • $69 Reservation Processing Fee.

    • $500 Security Deposit.

    • Payment processing fees charged by the payment processing company.

  • ​​​​3 months before check-in:

    • The full balance shown on the Guest Agreement and on the ‘View Full Account Ledger’ page in AppFolio is due.

Payment Methods:

  • Pay through your AppFolio online portal by eCheck, debit card, or credit card.

  • No in-person or mailed payments are accepted.

Failure to Pay Balance:

If the balance is not paid at least 3 months before check-in, the reservation will be canceled per our cancellation policy.

NSF (Non-Sufficient Funds)

If a payment is dishonored, there is an NSF fee of $25.

$500 Security Deposit:

  • After a completed stay, the security deposit is refundable if all the following are met:

    • All bills are paid.

    • The home is returned in the same condition as at check-in, except for normal cleaning requirements.

  • For canceled reservations, the security deposit is refundable according to the Cancellation Policy above.

Reservation Transfers

  • Before the Guest Agreement is signed and the deposit is paid: No transfer fee to reserve a different home.

  • After the Guest Agreement is signed and the deposit is paid: $69 Reservation Processing Fee.

  • No transfers are allowed within 3 months of check-in.
