Monthly Rentals

 
Reservation Terms & Conditions

Peak Season Chronological Booking

  • Peak season is January, February, and March.

  • During the peak season, rentals must be booked in chronological order. In other words, bookings must be in order: January before February or March, and January + February before March.

  • Outside of the peak season, you may book any available month in any order.

Check-in & Checkout Dates

  • Check-in for all months is the 1st of the month at 4:00 pm

  • Checkout is always on the last day of the month at 10:00 am

Payment Deadlines

  • Within 72 hours of booking:

    • $69 Reservation Processing Fee.

    • $500 Security Deposit.

    • Payment processing fees charged by the payment processing company.

  • ​​​​3 months before check-in:

    • The full balance listed on the Guest Agreement and in AppFolio on the "View Full Account Ledger" page. ​

Payment methods:

  • Pay in your AppFolio online portal by check, debit, or credit card.

  • No in-person or mail payments accepted.

Non-Payment of balance due:

If the balance is not paid at least 3 months before check-in, the reservation will be canceled per our cancellation policy.

NSF (Non-Sufficient Funds)

If a payment is dishonored, an NSF fee of $25 or 5% of the payment amount subject to $50 maximum (whichever is greater).

Processing Fees:

  • Reservation processing fee is non-refundable.

  • Payment processing fees are non-refundable.

$500 Security Deposit:

The security deposit is only refundable if all the following are met:

  • Stay is completed

  • All bills are paid

  • Home is returned in same condition as check-in

Cancellation Policy:

  • 4 months or more before check-in: Deposit will be refunded.

  • 3 to 4 months before check-in: Deposit is non-refundable. Future rent, cleaning fees, and taxes will not be billed.

  • 3 months or less before check-in: Deposit is non-refundable. Advance rent for original dates are kept as liquidated damages (not a penalty) because late cancellations are hard to rebook. If we re‑rent nights, we will credit/refund those nights.

Reservation Transfers

  • Before Guest Agreement signed & deposit paid → No cost to cancel

  • After Guest Agreement signed & deposit paid → $100 Reservation Processing Fee

  • No transfers allowed within 4 months of check-in
