How We Do Things

THE ROLE

• This is a 1099 independent contractor position maintaining rental homes.

• You must already know how to fix most common things in a home. This is not an entry-level training position.

• Most of the time, you will work independently. We send you the work order, you go to the property, complete the work, document it, and move on.

• In general, we do all types of maintenance except garage door torsion springs, roofing, septic work, breaker box work, or anything you believe is unsafe.

WHAT YOU NEED TO KNOW

You should be comfortable with:

1. Plumbing repairs

2. Basic electrical repairs

3. Doors and locks

4. Drywall and paint

5. Appliances

6. Cabinets and hardware

7. General home repairs

8. Troubleshooting problems on your own

 

If something is outside your skill level or looks unsafe, stop and report it.

WHAT YOU’LL DO

Your work may include:

1. General home repairs

2. Tenant maintenance calls

3. Rekeying locks

4. Installing lockboxes

5. Move-in inspections

6. Move-out inspections

7. Other property inspections

8. Checking work completed by vendors

9. Taking property photos and videos

 

Specialized work is sent to the appropriate vendor.

HOW WE WORK

We use AppFolio to manage work orders.

​

A normal job looks like this:

1. Open the work order and start your timer before driving.

2. Read the instructions.

3. Take BEFORE pictures.

4. Complete the work.

5. Clean up.

6. Take AFTER pictures.

7. Add pictures and simple notes.

8. Mark the job DONE when it is complete.

9. Stop your timer.

Owners may see your pictures, notes, and time charges, so keep them clear and professional.

​

If you cannot finish a job:

1. Do not mark it DONE.

2. Explain what stopped you.

3. Take pictures.

4. Add measurements or other details we need.

5. Tell us what is needed to finish the job.

​

Give us enough information so we do not need another trip just to figure out the problem.

​

While you are at the property, pay attention. If you see another repair, damage, missing property item, or something else we should know about, report it.

​

WHAT YOU PROVIDE

You provide your own:

1. Basic tools

2. Vehicle

3. Gas

4. Smartphone

We provide a company card for approved materials used at the property. Receipts must be uploaded.

PAY

Completed work orders are processed weekly.

To get paid correctly:

1. Track your time.

2. Add before and after pictures.

3. Add simple notes.

4. Mark completed jobs DONE.

 

Direct deposit is available through AppFolio. Funds normally arrive within 24–48 hours after payment is processed.
