Step by Step Process
Step 1 – Log In and Learn the Basics
Click the link in your email to create a password and log in to our website. Once you're logged in, go to the TENANTS tab to learn how everything works:

Step 2 – Check Availability

Go to the Available Rentals page. Click refresh to see the latest info.

Make sure the home you want is still listed. If it’s not, pick another home that costs the same or less than the amount you were approved for.
Step 3 – Tour the Home
Homes are rented as-is.
That means what you see is what you get. Tour the home before signing the lease to make sure you like it. If you don’t like it, choose a different one—we have other homes available.
You don’t have to tour the home, but if you skip the tour and aren’t happy later, that’s on you—not us. Homes are used, not brand new. You might notice normal wear or light pet odors. Some things are only noticeable in person.
Want to request a repair or upgrade?
Ask before you sign the lease—most landlords say no afterward. To make a request, use the Work Request Form in the Request Form Library under the RENT A HOME section.

Request a Virtual Tour. If you're not local and can’t tour in person, call us to request a video tour of the home.
Step 4 - Confirm You Are Ready to Pay
DEPOSIT:

We can’t hold a home without payment.

You have 24 hours to sign the lease and pay the deposit.

If you're not ready yet, wait and submit this form when you’re ready to pay.
RENT:
Rent is prorated and must be paid by your lease start date.

Vacant home: Lease starts 2 days after we send it.

Occupied home: Lease starts 2 days after the current tenant moves out.
Not ready to start paying rent yet? You have two options:

Wait to request the lease when you're ready. The home may be gone by then.

Submit the Hold a Home Request Form to ask the owner to leave it vacant longer. You’ll find this form in the Request Form Library.
Please remember:

The owner may say yes or no. No promises.

Someone else may rent the home while we wait.
-
The less time you ask for, the more likely they are to say yes.
Step 5 – Ask for a Lease
Once you’ve finished all the steps above and are ready to sign and pay, submit the form at the bottom of this page.
Step 6 – Sign and Pay

Each tenant must sign the lease.

One tenant can pay the deposit, or you can split it between tenants.

Rent is due by your Lease Start Date.

Be sure to read the lease.
Step 7 – Turn On Utilities
You're in charge of setting up power, water, and anything else listed in your lease.

All utilities must be on by the end of the day before your lease start date.

You’ll need a copy of your lease for the utility companies.

You can download it from AppFolio.

If you forget to turn them on and we get a bill, we’ll charge it to your account, plus a $20 fee for each bill.
Step 8 – Move In
The day before your lease starts, we will:

Complete the Maintenance Checklist (Link below).

Record a move-in video
-
Rekey the locks
-
Put 2 keys in a lockbox on the front door

Email you when the home is ready
After you get the email, you can pick up the keys anytime. Put the lockbox in a kitchen drawer. It belongs to the home and will be charged to your account if it’s missing at move-out.
Before you unpack, complete the Maintenance Checklist to confirm the home meets our quality standard.
