MARKETING VIDEO TOUR GUIDE
How to film a clean, professional home tour using just your phone — no editing required
GET READY
PREPARE THE HOME
Before you take any pictures or video, make sure the home is 100% ready so you don’t have to stop and fix things mid-recording.
Put away all loose items.
Put away tools, materials, and equipment.
Open every window blind.
Open every door.
Turn on every light.
Turn off ceiling fans.
Close toilet lids.
Close trash can lids, or take out the trash if there’s no lid.
Ask anyone else (owner, tenant, vendor, etc.) to exit the property for a distraction-free shoot.
PREPARE YOUR PHONE
Charge your phone before arrival.
Clean the camera lens.
Set video resolution to 4K or the highest setting.
Turn off flash.
Turn off filters and auto effects.
Use wide angle lens if available (avoid fisheye or distortion).
Use the phone’s default camera app (not social media apps).
BEFORE YOU START RECORDING
Walk through the home first and plan your path.
Know the bed and bath count.
Find 3–5 things you genuinely like about the home.
Step out to the street or sidewalk to start.

STARTING THE VIDEO
Hold your phone sideways (landscape).
Hold the phone with both hands.
Hold the phone steady.
When you turn, turn slowly.
Keep the phone at chest or waist level.
Begin walking toward the home while recording.
Say: “Hi, this is [Your Name] with [Your Company]. Today I’m at [Property Address].”“This is a [bedroom count] bed, [bathroom count] bath home with [garage size, pool, or other features].”
WALK THROUGH THE HOME
Do one continuous, slow walk through the home. Don't hit the pause button unless you get stuck. If you have to pause the video, stay where you are. Relocating confuses people. Restart the recording and continue the walking tour from where you stopped.

Mention key features like tile, appliances, ceiling height, closet size.
Speak clearly and keep a steady pace.
Keep the camera pointed at the home — not at yourself.
SHOW THE BACKYARD LAST
Pause the video if needed before heading out back.
Stand in one back corner and show the whole yard.
Move to the opposite corner and record again.
Make sure the video shows if the yard is fenced.
FINISH WITH A CALL TO ACTION
End the video with this message:
“I hope you enjoyed the tour.
If you have questions about how to apply and qualify, read the pages under the RENT A HOME tab on [CompanyWebsite].com
To rent this home, click APPLY NOW on the previous page.
Call us if you have any other questions at (XXX) XXX-XXXX.”
QUALITY CONTROL (REVIEW YOUR WORK)
WATCH THE VIDEO
Watch the video and check these things:
Does the video say the address?
Does it show the inside of the home?
Does it show the outside with a full walk-around?
Does it end with the full closing message (see above)?
Confirm the video doesn't have these issues:
Shakey or unsteady
Dog barking
Crying baby
Car driving by with loud music
Other distracting sounds
IF ANYTHING IS MISSINGOR LOW QUALITY
Make a new video.
