The Process

What Is an Owner Contribution?

An Owner Contribution is when you log into AppFolio and deposit funds into your property’s trust account. These funds are used to cover expenses when the property balance is low or negative.



When to Make a Contribution

  • At signup: A $500 Property Reserve is required to activate your account.

  • Negative balance: If your monthly Owner Statement shows “Please remit payment,” the property has a negative balance and needs to be funded.

  • Capital improvements: If a major repair is needed (e.g., HVAC replacement), our Coordinator will contact you to discuss.– If you choose for us to coordinate the repair, the property must be funded before we dispatch vendors.– You may also choose to handle the repair yourself.



How to Make an Owner Contribution

  1. Log into your AppFolio Owner Portal

  2. Click MENU

  3. Select the TRANSACTIONS tab

  4. Click MAKE A CONTRIBUTION

  5. Enter the amount and submit your payment
