Process
Due Date: 1st of the Month
Rent is due on the 1st of each month for all tenants, regardless of your lease start date.
Grace Period
A 5-day grace period applies. If rent is unpaid as of midnight on the 5th, a late fee is charged. Late fees are non-refundable and cannot be waived.
Eviction Process Begins: 10th at Midnight
If rent remains unpaid, the system begins the eviction and/or judgment process at midnight on the 10th. A $300 processing fee is charged.
This applies whether you’ve moved out or not. The process may include seeking possession of the property, a financial judgment, or both.
Eviction Court If your balance is unpaid by the court date, the court will grant eviction. If paid in full before court, the case will be dismissed (non-suited), and you may remain in the property. Please note: An eviction filing will still appear on your background check, even if the case is dismissed.
Payments Within 10 Days of Court
Payments made within 10 days of your court date must be paid in cash. Electronic payments (bank, debit, or credit) take too long to clear and will not stop the eviction process.
Disputing the Amount Due
If you contest the balance, the judge will usually award possession of the property and set a future court date to review the amount owed. You will still be required to vacate within 10 days of the initial judgment.
Failure to Vacate
If you don’t vacate within 10 days of the court’s possession order, we will return with law enforcement to remove you from the property. Any belongings left behind will be placed outside and removed after 72 hours.
Camera Installation
Cameras are installed at the property once we regain possession to document condition and protect the premises.
Eviction Trial
If you dispute the financial portion of the eviction, a $500 processing fee will be charged to cover time and preparation for trial.
Wage Garnishment
If a financial judgment is awarded, we may pursue wage garnishment through your employer. Employers are required by law to comply until the balance is paid.
