Maintenance Trip
Instructions:

Optimize your route to reduce milage & drive time.
Step 1 - When You Get There
Knock before using the lockbox. Someone might be home.
The lockbox is usually on the garage door frame.
Get the code from the Keys section in AppFolio.
Look at all open work orders (WOs) for the home.
Pick one work order to start with.
Step 2 - Complete the first work order
Take "Before" pictures.
Do the work. if you can't, make notes and mark Waiting
Take “After” pictures.
Use TurboScan to combine Before & After pics into a PDF.
Attach the PDF to the Work Order.
Update Work Order Status.
Step 3 - Choose another Work Order
Repeat for each Work Order until all are marked Work Done or Waiting.
Step 4 - Review subcontractor work
For all Work Orders that are open and assigned to another vendor, confirm they did the work:
If they did the work, mark it Waiting and add a note that you verified it.
If they didn’t, mark it Waiting and note the vendor has not finished.
Step 5 - Tenant Evaluation
Fill out the Tenant Evaluation
Step 6 - Inspection Form
Fill out the Maintenance Inspection Form
If you see a small problem you can fix now with what you have, call the Maintenance Coordinator to get a Work Order made.
If you need to leave to get material or don't have time to complete the task 100%, write it on the checklist for another day. The Coordinator will make a Work Order for later.
