Maintenance & Cleaning Checklist

Our Standard of Quality

We give tenants a detailed Maintenance & Cleaning Checklist at move-in so everyone has a clear standard for how the home should be returned at move-out.


Receiving the home in move-in ready condition helps reduce turnover costs. In our experience, tenants in higher-quality homes usually maintain the property with less coaching. As property condition declines, tenant performance often declines too, which can increase owner expenses.


Before move-out, we email tenants reminders to complete the checklist. If they do not complete required cleaning, repairs, or return required items, we may complete the work and deduct eligible costs from their security deposit.


On your Owner Statement, you may see this in two steps:

  • Debit created: when the cleaning, repair, or replacement charge is entered.

  • Credit applied: when the move-out is finalized and funds are collected from the tenant’s deposit.


This process documents tenant responsibility, helps recover eligible costs, and returns the property to move-in ready condition for the next resident.
