Rules and Procedures

PEAK SEASON CHRONOLOGICAL BOOKING: 

  1. During the peak season (Jan, Feb, & Mar), homes must be rented chronologically. In other words, Jan must be booked by you or another guest before you can book Feb or Mar. Both Jan & Feb must be booked by you or another Guest before you can book Mar. 

  2. The rest of the year you can book any available month in any order.

PAYMENTS:

  1. Guest must pay a $500 Security Deposit to reserve the property.

  2. The balance listed above will be billed by email shortly and is due 3 months before check-in. Guest may pay with eCheck (free) or debit/credit card (processing fees apply). If the balance is not paid in full within 2 months of check-in, the reservation will be canceled, and the $500 Security Deposit will be forfeited.

 

DAMAGES: If Guest damages the home, Manager will use the $500 deposit to make repairs. Guest shall also be responsible if damages exceed the $500 deposit. Security deposit is to be held in a noninterest-bearing account in the State of Florida.

 

REFUND OF DEPOSIT: If Guest: 1) pays in full; 2) Vacates on time; 3) Does not exceed $100 electric usage cap referenced below; 4) Returns the home in as good condition as check-in with no repairs damage to repair, the $500 Security Deposit will be refunded in full. Manager has 30 days to complete the process and issue the refund.

 

NON-DELIVERY OF PREMISES: If for any reason the home becomes unavailable, Manager reserves the right to move Guest to another home, at the current rates of that replacement home. If Guest does not like the replacement home, Guest may cancel the reservation for a full refund.

UPKEEP OF PREMISIS: Guest shall keep and maintain the premises in a clean and sanitary condition at all times, and upon check-out, Guest shall surrender the premises to the Manager in as good condition as when received.

UTILITIES: Manager is responsible for all utilities and amenities fees. If electric utility exceeds the cap of $100, the Guest agrees to pay the overage amount.

 

​MAINTENANCE: Maintenance requests must be submitted online by clicking Request Forms under the MONTHLY RENTALS tab.

​

RIGHT OF ENTRY. Lessor reserves the right to enter the premises with 24-hour notice to Guest at all reasonable hours for the purpose of inspection and whenever necessary to make repairs and alterations to the leased premises.

 

ORDINANCES: Guest shall comply with all statutes and ordinances and requirements of all Homeowners Association, municipal, state and federal authorities now in force, or which may hereafter be in force, pertaining to the use of the premises.

 

REPAIRS & ALTERATIONS: Guest shall not paint, paper, or otherwise redecorate or make alterations to the premises and be responsible for the cost to return home to the condition prior to check-in if Guest, or the Guests visitors cause damage or create work of any kind for Manager. Hourly rates of handyman are $89 per hour and $120/hour for our project manager.

TRANSFER: If Guest wishes to transfer to a new home, there is a $100 fee. Process: 1) Place a new reservation, but do not pay the $500 deposit. 2) Submit the Transfer Request Form. 3) Click to pay the $100 bill in your email. 4) Once paid the transfer is completed. Transfers are not allowed within 30 days of check-in.

ASSIGNMENT & SUBLETTING: Guest shall not assign the agreement or sublet any portion of the premises without prior written consent of Manager.

 

OTHER ITEMS. Two house keys, two gate passes and two garage door openers (if available) will be provided and are to be returned at termination of lease. A charge of up to $80 per item will be deducted from the deposit if these items are not returned. No mailbox key shall be issued to Guest.
