
Income Requirements
You need to show either income, savings, or both—based on your household:

If you have dependents (living with you, listed on your tax return, or you’re paying child support):
You must show 3 times the yearly rent. -
If you do not have dependents:
You only need to show 2.5 times the yearly rent.
Example:
If rent is $2,000/month:

With dependents → You need $73,000
-
No dependents → You need $60,000
What to Upload
THIS YEAR:
Pay Stub:

Must be less than 30 days old

Show: your name, pay period, YTD pay, and employer info
LAST YEAR:
Tax Return, W2, or a December Pay Stub that shows YTD (Year to Date) income.

Retired
If you’re retired and don’t make enough income:

You can qualify with retirement or investment savings.

Or use a combination of Social Security and savings.
Example: If rent is $2,000/month, you need at least $60,000. That can be all savings, or part savings and part income
Self-Employed or Business Owners
Upload:

Your personal tax return showing net income (after expenses)
